The buying process
1. Buying a Period Home
Millions of people enjoy the love affair of owning and living in an older home.
Owning a period property is a bit like owning a work of art, many buyers prefer to look for a property with age because of the quality of the build along with the size of the plot and the value for money.

Most people require a mortgage to buy a home. Before you can start looking at properties you will need to find out how much you can borrow. We recommend that you speak with a mortgage adviser who will discuss your options and search for the best deal.
You could also apply online or through your bank.
3. Viewing
The fun part, view lots of houses, even the ones that you are not quite sure about. View as many as you can as this will help you to figure out what it is you are looking for and just as importantly what you don’t want, then when the right house comes along you will know it.
Photos and videos of properties are very helpful but remember that they show you the very best features of a property.
You always need to visit in person.
Very often you can get a feel for a place and viewing houses is no different.

4. Offers
You have found your dream home, now the nail biting starts!!
You work out what you feel is a good offer and we do the negotiation with the vendor on your behalf.
Everyone is different when approaching the offers. You may start out low and work up to an acceptable price that the vendor is willing to take or you may go straight in with the asking price to secure the purchase.
At this stage you will need to provide us with ID and proof of deposit funds along with a current valid Mortgage in principle (MIP).
5. Solicitor
Your offer has been accepted and you are on the road to owning your new home. Now you need a solicitor, our comprehensive list of solicitors will provide you with a quote. They are online and work very efficiently. However, if you prefer to source your own solicitor then you will need to provide us with their full contact details.
6. The Sale
You will be asked by your solicitor to complete the initial forms and identification checks. Your solicitor will carry out searches and enquiries, your mortgage provider will carry out your mortgage survey. Any other surveys that you have requested will also be carried out.
During the sale, you will receive regular updates from your solicitor regarding progress.
The contracts will be drawn up and exchanged and a completion date set.

Can estate agents tell buyers about other offers?
Can you find out other offers on a house? Estate agents are legally required to tell potential buyers of other offers on the property but not the offer amount. So, if you’re trying to buy a home and someone else makes an offer, the estate agent must tell you about any other offers.
What happens when there are multiple offers on the property?
It’s not uncommon for a property to receive multiple offers, especially if it’s in demand. Some sellers might hope to start competitive bidding to extract the maximum value from their home. Sellers benefit if multiple buyers all make an offer on their property.
When this happens, the estate agent needs to inform every buyer about other offers. At this stage, you can decide whether to increase your initial offer or walk away and look elsewhere for another property.
Is an offer to buy a property legally binding?
While an offer may be formally agreed between buyer and seller, it is not legally binding on either party until contracts have been exchanged. However, because Exchange happens right at the end of the process, this means that they can change their mind and pull out of the sale at any time, for any reason.
What is Gazumping?
You have seen, and fallen in love with, a new house. You have made an offer, which the owner has verbally accepted, you may have had a survey carried out, arranged a conveyancer to draw up the contracts and you’re preparing to complete the sale At the last minute, another buyer puts in a higher offer. The seller chooses to sell to them instead. Gazumping is hugely frowned upon by us and we do not keep property on the market once a sale has started.
What is gazundering?
Gazundering is when at the last minute, a buyer lowers their original offer. Like gazumping, gazundering is perfectly legal but considered unfair.
