The lettings process
1. Finding Your Rental Property
Once you have decided to rent you need to start viewing properties, view several in the area within your budget, take your time to think carefully about the area, the size of the property, the monthly costs. Don’t forget to add bills and council tax into your budget.
2. Application and Credit Checks
When you apply for a property we will ask you for a holding fee, this will hold the property for you while we run our checks.
Every adult intending to live at the property will need to provide photo ID and proof of address.
Every tenant must pass a credit and reference check, we do not rent to anyone with CCJs, Bankruptcy orders or IVAs.
We do not accept guarantors and we do not rent to anyone that has been evicted from a property.
Always be completely honest when disclosing your financial situation as there is a chance that you could lose your holding fee if you are not.
3. Move In
After successfully completing all checks we will draw up six monthly contracts to start on an agreed date. These will be signed by us on behalf of the landlord and sent via docusign to each tenant. All tenants must sign before moving in.
Your move in date will be your contract date throughout the duration of your tenancy and cannot be changed once the contracts are signed.
The rent and deposit must be paid by bank transfer and cleared in our account before keys are released.
On your move in day you will visit our office to collect keys and your move in pack.
4. During Your Tenancy
We want you to feel at home and to love where you live, we want you to care for your rental property in the same way that you would care for your own home, and where possible we will help to make you feel at home.
You should report to us any breakdowns and faults via our online portal
Your rent should be paid on time in full every month on your rent day via standing order.
The terms of your contract should be honoured by both you and the landlord.
5. Ending Your Tenancy
If you decide to end your tenancy you should follow the terms of the contract which is to give one full months notice to us in writing on your rent day.
At the end of your tenancy we check the property for damage. Any damage or missing rent can be deducted from your deposit so be sure to leave the property in good order.
